Our prices are published here, in full, before you call. You should not have to book a visit to find out what a chimney sweep costs. Every figure below is a genuine starting price for that service in the Crystal Lake area.

All prices are starting points. Height, access, the number of flues, and the condition we find affect the final figure — and anything above the starting price is explained and agreed before work begins.
Why we publish prices at all
Most chimney companies do not. The usual reason given is that every chimney is different, which is true but not a reason to keep the number secret — it is a reason to be clear about what moves it.
Publishing the list does two things. It lets you plan without a sales conversation, and it commits us in writing. When the price is on the website, it cannot quietly become a different number once somebody is standing in your living room.
What changes the price
- Height and access. A two or three-storey chimney takes longer to work on safely than a single-storey one, and a steep roof takes longer again.
- Flue condition. Third-stage glazed creosote will not brush off and needs chemical treatment and additional passes.
- Number of flues. Many older Crystal Lake chimneys carry more than one flue in a single stack.
- Materials. On masonry work, the amount of brick and mortar the repair actually needs.
- Liner size and length. On relining, the appliance and the chimney height determine the liner, and the liner is most of the cost.
Booking and payment
We are open 7am to 7pm, seven days a week, including weekends. Card, cash, and cheque are all accepted, and payment is due on completion for standard services. Larger masonry projects are scheduled with agreed stages.

Frequently Asked Questions
Why does everything say “starting at”?
Because chimneys differ. A single-storey ranch with a short straight flue and a three-storey house with an offset chimney are not the same job. The starting price is the genuine entry point, and anything above it gets explained before we begin.
Will the price change once you arrive?
Only if we find something that changes the scope, and only after we have shown you and you have agreed. We do not adjust a quote because of what the driveway looks like.
What makes a job cost more than the starting price?
Chimney height and access, a heavily glazed flue needing chemical treatment, multiple flues, steep or difficult roofs, and the amount of material a masonry repair needs.
Do you charge a call-out fee on top?
No. The service price is the service price. If you book a sweep, the sweep price covers the visit and the Level 1 inspection that comes with it.
Do you take card payments?
Yes, along with cash and cheque. Payment is due on completion unless the job is a larger masonry project, which is scheduled with agreed stages.
Is there a discount for booking more than one service?
Combining services on one visit saves the second trip and we price accordingly — a sweep plus a dryer vent cleaning on the same appointment is the most common pairing.
Do prices change in winter?
No. The rates on this page apply year-round. Availability tightens from October, which is a reason to book early, but the price does not move.
How current is this page?
It is maintained as the single reference for our pricing. If a figure appears anywhere else on this site or in a blog post, it matches this page.
